TO APPLY: Please complete the online application or download and fill out a printable version, then deliver to the foresight office via email, mail, or in-person.


To finalize your application, all applicants must complete the rental application, online pet screening, and pay the application fee of $19 PER ADULT AND/OR CO-SIGNER (for credit & background check) or supply a portable tenant screening report (as defined in section 38-12-902 (2.5), Colorado Revised Statutes).

  • All potential tenants aged 18 and up must fill out an application.
  • All applicants under the age of 21 require a co-signer.
  • A minimum credit score of 650 is required by all applicants in order to be considered for approval.
  • Monthly gross income must be 2x the rent (unless using a voucher, then must be 2x tenant portion). Proof of income (2 most recent paystubs or equivalent for potential tenants and co-signers) is required before final approval of application.
  • All pets must be brought into the office to meet management before final approval of application.

If space is currently available upon submission of your application, you will be sent a confirmation email with additional instructions on how to complete the online pet screening and how to pay the application fee. (If you do not have pets, you’ll still need to complete the pet screening process using the “No Pets or Animals” option). If no space is currently available, we’ll send you a follow-up email with information about our waitlist process.

For the rental application, you may either fill out the following form and submit it, or download the PDF version, fill it out, and email it to office@foresightapartments.com or bring it in to the office with your photo ID. If dropping off the application, it is best if you call to schedule an appointment: 970-245-7627.

Portable Tenant Screening Report

  1. The prospective tenant has the right to provide to Foresight Village Apartments a portable tenant screening report (PTSR), as defined in section 38-12-902 (2.5), Colorado Revised Statutes; and
  2. If the prospective tenant provides Foresight Village Apartments with a portable tenant screening report, Foresight Village Apartments is prohibited from:
    a) Charging the prospective tenant a rental application fee; or
    b) Charging the prospective tenant a fee for Foresight Village Apartments to access or use the portable tenant screening report.

If electing to supply a Foresight Village Apartments with a portable tenant screening report, Foresight Village Apartments requires:

  1. That the screening report was completed within the previous thirty days; and
  2. That the screening report is made directly available to Foresight Village Apartments by the consumer reporting agency for use in the rental application process or provided through a third-party website that regularly engages in the business of providing consumer reports and complies with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency;
  3. That the screening report is made available to Foresight Village Apartments at no cost to access or use in the rental application process; and
  4. A statement from the prospective tenant that there has not been a material change in the information in the screening report, including the prospective tenant's name, address, bankruptcy status, criminal history, or eviction history, since the report was generated.
